Getting started
What is Star Tracker and who is it for?
▾
Star Tracker is a private sales & commission tracker for real estate teams. It lets you track every deal — from first contact to paid commission — across all agents on your team. It's designed for small brokerages and independent teams who want one place to see their pipeline, goals, and earnings.
How do I add my first transaction?
▾
Click + Add Transaction in the top-right corner. Fill in the agent, deal type, address, client name, list price, sold price, and commission %. The totals calculate automatically. Click Save when done. You can edit any transaction later by clicking its row in the table.
What deal types are supported?
▾
Four types: Buyer, Seller, Landlord, and Tenant. Each can have a custom commission % and an optional co-agent split.
Commission calculations
How is the agent commission calculated?
▾
Total commission = Sold Price × Comm %. If there's a co-agent split, the co-agent gets their share first, and the primary agent keeps the rest. For example, a $500 000 sale at 2% with a 25% co-split gives: Total = $10 000, Co-agent = $2 500, Your agent = $7 500.
What's the difference between Total Comm and Agent Comm?
▾
Total Comm is the full commission on the deal before any splits. Agent Comm is what your agent actually earns after the co-agent split is deducted. If there's no co-agent, they're the same.
What does the Net after fees column show?
▾
The Net column appears when brokerage tracking is enabled. It shows the agent's take-home after the brokerage cap and royalty fees are deducted from their commission. If no fee was charged on a deal (e.g. the cap was already maxed), the column shows — instead of repeating the same number.
Brokerage cap & royalty
How does the brokerage cap work?
▾
Each deal, your agent pays the brokerage a percentage of their commission (default 30%) until a yearly cap amount is reached. Once that cap is hit, no more cap fees are charged for the rest of the year. The cap resets on the anniversary date you set per agent (e.g. April 1).
- Only paid deals are counted toward the cap
- Deals are processed in chronological order by paid date
- The progress bar under each agent card shows how far they are from hitting the cap
How does the royalty work?
▾
The royalty is a separate annual fee: a percentage of each deal (default 6%) up to a maximum per year (default $3 000). It runs independently of the cap — you pay both until each one hits its limit. Both reset on the same annual date.
How do I set up brokerage tracking for an agent?
▾
Go to ⚙ Agents in the top bar, find the agent, and click Brokerage ▸ to expand that section. Enter the cap amount, cap reset date, cap percentage, royalty percentage, and royalty maximum. Click Save. The Net column and progress bars will appear automatically once an agent has brokerage settings.
Can I exclude a specific deal from brokerage fees?
▾
Yes. Open the transaction, scroll to the bottom of the form, and check Exempt from brokerage fees for this transaction. That deal will be excluded from all cap and royalty calculations.
Paid status & dates
How do I mark a deal as paid?
▾
Click the ○ circle in the Paid column of any transaction row. It toggles to ✓ Paid and records today's date as the paid date. You can also open the transaction and check Commission has been paid to set a custom paid date if needed.
I forgot to mark a deal as paid on the right day. Can I fix the date?
▾
Yes. Open the transaction (click any cell in the row), check Commission has been paid, then edit the Paid Date field that appears below it. This corrects the date used for all brokerage cap calculations.
Backups & data safety
How are backups created?
▾
Every time the app saves data, it automatically creates a daily snapshot in your cloud account. Snapshots are kept for 30 days on a rolling basis. You don't need to do anything — it happens in the background.
How do I restore a backup?
▾
Click your account menu (top right) → 🗄 Backups & Restore. You'll see all available snapshots with the date and number of records. Click Preview to see the data before restoring, or Restore to overwrite your current data. A confirmation dialog explains exactly what will change.
Account & privacy
Is my data private?
▾
Yes. Each team account is stored in its own private Firebase namespace, isolated from all other users. Only you (the account owner) can access your data. You can sign in with Google or with an email and password.
What is Demo mode?
▾
Demo mode lets you explore the app with sample data — no account needed. Nothing you do in Demo mode is saved to the cloud. Click Continue in Demo mode → on the login screen to try it out.
Can I hide the numbers from someone looking over my shoulder?
▾
Yes. Click 👁 Show / Hide in the header. All commission and price figures blur instantly. Click again to reveal them.
